Leasehold Auction, Bermondsey

The following six Lots are held under a Lease from the late Rev. Thomas Hambly for 82 years, whereof 54 years were unexpired at Lady-day 1813, subject to a ground-rent of £12 per annum.

Lot 1. A Messuage and Garden, No.18 in Grange Walk, in the Parish of St.Mary Magdalen, Bermondsey, at a pepper-corn ground-rent, let to Mr. John Pope, as tenant at will, at the yearly rent of £31 10 0.

Lot 2. A Messuage and Garden, No.20 in Grange Walk aforesaid, at a pepper-corn ground-rent, let to Mr. Charles Lemon, as tenant at will, at the yearly rent of £26 0 0.

Lot 3. A Messuage and Garden, No.17 in Grange Walk aforesaid, at a pepper-corn ground-rent, let to Mr. Joseph Beszant, as tenant at will, at the yearly rent of £31 10 0.

Lot 4. A Messuage and Garden, No.16 in Grange Walk aforesaid, at a pepper-corn ground-rent, let to Mr. Joseph Hill, as tenant at will, at the yearly rent of £20 15 0.

Lot 5. A Messuage and Garden, No.19 in Grange Walk aforesaid, at a pepper-corn ground-rent, let to Mr. Robert Henderson, as tenant at will, at the yearly rent of £26 0 0.

Lot 6. A Messuage and Garden, No.15 in Grange Walk aforesaid, subject to the annual ground-rent of £12 0 0, let to Mr. William Jackson, as tenant at will, at the yearly rent of £20 13 0.

N.B. The purchaser of Lot 6, is, at his own expense, to execute covenants to indemnify the Purchasers of the five first Lots from the payment of the said yearly ground-rent of £12, and to execute under-leases of the first five Lots to the respective Purchasers, which under-leases and counterparts thereof are to be at the expense of such leasees.

The next following ten Lots are held under a Lease from William Edward Smith, Esq. for 99 years, whereof 82 years will be unexpired at Midsummer 1813, subject to the yearly ground-rent of £60 0 0.

Lot 9. A Messuage, No.2 in Bermondsey Place aforesaid, at a pepper-corn ground-rent, let to Mr. Duke Berwick Geogahagan, as tenant at will, at the yearly rent of £12 0 0.

Lot 10. A Messuage, No.3 in Bermondsey Place aforesaid, at a pepper-corn ground-rent, let to Mr. Samuel Stogon, as tenant at will, at the yearly rent of £20 0 0

Lot 11. A Messuage and Garden, No.4 in Bermondsey Place, at a pepper-corn ground-rent, let to Mrs. Sophia Nicholls, as tenant at will, at the yearly rent of £21 0 0.

Lot 12. A Messuage and Garden, No.5 in Bermondsey Place, at a pepper-corn ground-rent, let to Mr. John Vinter, as tenant at will, at the yearly rent of £21 0 0.

Lot 13. A Messuage and Garden, No.6 in Bermondsey Place, at a pepper-corn ground-rent, let to Mr. Richard Hedgman, as tenant at will, at the yearly rent of £21 0 0.

Lot 14. A Messuage and Garden, No.7 in Bermondsey Place, at a pepper-corn ground-rent, let to Mr. Thomas Matterly, as tenant at will, at the yearly rent of £22 0 0.

Lot 15. A Messuage, Garden, Butcher's Shop, and Slaughter House, No. 8 in Bermondsey Place, at a pepper-corn ground-rent, let to Mr. John Stiff, as tenant at will, at the yearly rent of £30 0 0.

Lot 16. A large Plot of ground, now used as a Garden, with the Summerhouse and Greenhouse thereunto belonging, together with the slip of ground leading therefrom to Bermondsey Street, now in the occupation of the Plaintiffs. Also a plot of ground adjoining the Garden, with the Shed thereon, in the occupation of Mr Taite, as tenant at will, at the yearly rent of £12 0 0.

The Land-tax on the Ground is redeemed. The whole of this Lot is held for the unexpired term of 82 years, except the slip of Ground leading from the Garden into Bermondsey Street, and the Passage into Bermondsey Square, which are held under a Lease, of which 30 years will be unexpired at Midsummer 1813.

This Lot is to be sold, subject to the yearly ground-rent of £25, and the Purchaser will be entitled to a carriage and foot-way to be reserved, to commence at Lady-day 1840, from the Grange Road through Lot 7, as drawn in the Plan deposited in the said Master's Chambers, to be exhibited at the time of Sale, and to be drawn in the margin of the assignment of the original Lease to the Purchaser of this Lot, who is, to execute under-leases to the Purchasers of Lots 7, 8, 9, 10, 11, 12, 13, 14, and 15, at the several and respective rents aforesaid, which several Leases and counterparts thereof are to be at the expense of such respective Purchasers.

Lot 20. A Messuage and Garden, No.5 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. Samuel Bowser, as tenant at will, at the yearly rent of £16 16 0.

Lot 21. A Messuage and Garden, No.6 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. Thomas Court, as tenant at will, at the yearly rent of £18 0 0.

Lot 22. A Messuage and Garden, No.7 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. John Arnold, as tenant at will, at the yearly rent of £20 0 0.

Lot 23. A Messuage and Garden, No.8 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. Gamble, as tenant at will, at the yearly rent of £18 18 0.

Lot 24. A Messuage and Garden, No.9 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. John Smith, as tenant at will, at the yearly rent of £31 0 0

Lot 25. A Messuage and Garden, No.10 Bermondsey Square, at a pepper-corn ground-rent, let to Mr. John Harvey, as tenant at will, at the yearly rent of £30 0 0

Lot 26. A Messuage and Garden, No.11 Bermondsey Square, at a pepper-corn ground-rent, let to Colonel Gaitskell and others, with Lots 28,29,30, and 31, on Lease for a term which will expire at Michaelmas 1817, at the apportioned yearly rent of £30 0 0.

Lot 27. A Messuage and Garden, No.12 Bermondsey Square, with the Out-houses thereunto belonging, subject to the yearly ground-rent of £20, out of which £1 17 4 per annum is to be deducted, as payable by the ground landlord. This lot is in the occupation of the Plaintiffs, and the Land-tax is redeemed.

Lot 28. A Plot or Parcel of Ground, with the Sheds, Warehouses, and other Erections thereon, now used as a Depot and Armory, situate in Bermondsey Street, at a pepper-corn ground-rent, let to Colonel Gaitskell and others, with Lots 26, 29, 30, and 31, on Lease for a term which will expire at Michaelmas 1817, at the apportioned yearly rent of £30 0 0. The Land-tax is redeemed.

Lot 29. A plot or parcel of Ground next adjoining Lot 28, extending in front of Bermondsey Street 34 feet or thereabouts, let to Colonel Gaitskell and others, with Lots 26, 28, 30, and 31, on Lease for a term which will expire at Michaelmas 1817, at the apportioned yearly rent of £5 0 0. The Land-tax is redeemed.

LOT 30. A plot or parcel of Ground next adjoining Lot 29, extending in front of Bermondsey Street 34 feet or thereabouts, be the same more or less, let to Colonel Gaitskell and others, with Lots 26, 28, 29, and 31, on Lease for a term which will expire at Michaelmas 1817, at the apportioned yearly rent of £5 0 0. The Land-tax is redeemed. N.B. On this Lot is a Pump with excellent water.

Lot 31. A plot or parcel of Ground next adjoining Lot 30, with the Building thereon erected, at a pepper-corn rent, let to Colonel Gaitskell and others, with Lots 26, 28, 29, and 30, on Lease for a term which will expire at Michaelmas 1817, at the apportioned yearly rent of £6 12 0.

Lot 32. A Messuage and Garden, No.1 Bermondsey Square, at a pepper-corn ground-rent, let to Mrs Mary Priestly, as tenant at will, at the yearly rent of £20.

Lot 33. A Messuage and Garden, No.31 Bermondsey Square, held for an unexpired term of eight years from Michaelmas 1812, under an apportioned yearly ground rent of £6 0 0, let to Mr H. Sterry, on lease for a term, of which four years were unexpired at Lady-day 1813, at the yearly rent of £20 12 0.

N.B. The Purchaser of lot 33 will be entitled to an assignment of the original Lease under which it and Lot 34 are held, he executing an under-lease to the Purchaser of Lot 34; such under-lease and counterpart thereof to be at the expense of such Purchaser.

Lot 34. A Messuage and Garden, No.32 Bermondsey Square, held with Lot 33, for an unexpired term of eight years from Michaelmas 1812, under an apportioned yearly ground rent of £6 0 0, let to Mr. John Rusby, as tenant at will, at the yearly rent of £29 8 0. N.B. The Land-tax and Sewer-rate are allowed.

Lot 35. A Messuage and Garden, No.23, Surrey Place, in the parish of St. George the Martyr, held for an unexpired term of 67 years from May 1813, at the yearly ground rent of £2 14 0. The Lessee and his Assigns are entitled to the liberty of walking in the pleasure-ground in Surrey Square. Let to Mr. John Fisher, as tenant at will, at the yearly rent of £42 0 0.

Lot 36. A Messuage and Garden, No.2 in Surrey Place aforesaid, in the road leading to Surrey Square, held for an unexpired term of 67 years from 20th May 1813, at the yearly ground rent of £2 5 0. Let to Mr. Giles Jupe, as tenant at will, at the yearly rent of £40 0 0.

Lot 37. A Messuage and Garden, No.18 in Surrey Square, in the parish of Newington, held for an unexpired term of 47 years from the 20th May 1813, at the yearly ground rent of £2 14 0; together with a Coach-house and Stable behind the same, held for an unexpired term of eight years from Michaelmas 1812, at an apportioned yearly ground-rent of £1 10 0. The Lessee and his assigns are entitled to the liberty of walking in the pleasure-ground in Surrey Square. Let to Mr. James R. Tetley, as tenant at will, at the yearly rent of £42 0 0.

Lot 38. A Messuage and Garden, No.19 in Surrey Square, aforesaid, held for an expired term of 47 years from the 20th of May 1813, at the yearly ground-rent of £2 14 0; together with a Coach-house and Stable behind the same, held for an unexpired term of eight years from Michaelmas 1812, at an apportioned yearly ground-rent of £1 10 0, with like liberty to walk in the pleasure-ground.

This lot is let to Mr Thomas Smith, as tenant at will, at the yearly rent of £42 0 0.

Lot 39. A Messuage and Garden, No.17 in Surrey Square aforesaid, held for an unexpired term of 47 years from the 20th May 1813, at the yearly ground-rent of £2 14 0; together with a Coach-house and Stable behind the same, held for an unexpired term of eight years from Michaelmas 1812, at an apportioned yearly ground-rent of £1 10 0.

This Lot is let to Mr. Joseph Watson, as tenant at will, at the yearly rent of £42 0 0.
